anyone rent their houses out threw section 8? We plan on moving back to Montana soon and instead of reselling because of the low market we may decide to rent out our house and someone mentioned section 8. to us.
Any info | experience with this would be great. |

| My sister in law lives in Long Island New York and rents her house out to a family on section 8 and has never had any problems with them..She prefers section 8 you are guaranteed to receive your rent without any problems. |

| Section 8 housing is a win-win for all involved! Unless your property doesn't pass FHA and City requirements! You are guaranteed your rent and they inspect the home before they let the Tennant move in...that way, if your tennants tear the place up (excluding normal wear and tear) FHA pays for it and then goes after their security deposit and anything over that! They have limits on what they will pay for a rental, depending on what the area supports, how many Bedrooms and Occupancy...They are very fair with the ceiling on rent, especially 3+bedrooms as they are the most needed...If you want more than what they will pay, the tennant is welcome to pay you the difference! FHA holds their deposit in an interest bearing escrow account and are very fair...they are not afraid to get a bad client out of your place if they do not follow the letter of the lease, so long as your lease/rules are within local/state law...some things may be different by state...so don't be aftaid to ask!! They usually provide the lease beacause some people rent their homes and honestly have illegal leases, no way to put it other than that! They find out when they go to court and the Judge let's them know it! Regardless of what the tennant signed, leases can only be enforced to the extent the law allows! In my State at least (VA) ! |
