We initially open listed with four brokers. The first one to show it got the exclusive.......they showed it in March.......that was the ONE AND ONLY SHOWING we have had....... We have gone MLS with them, waited a month, dropped the price ten grand and still nothing. Each and every beautiful weekend that goes by without a word from them or a showing makes us wonder if we should put a FSBO sign out front. Can't hurt. What is the concensus........go with another agent? We are listed on Zillow, and this website and Craig's List........thinking about paying to advertise in the NYC papers.....It's a beautiful old farm house and great property.......we are willing to negotiate........HMMMMMM Suggestions? |

FSBO won't get you the exposure you need. The only thing that sells houses is the exposure. The more people that come through your house, the better the opportunity to sell. Lots of realtors will the you to drop the price. That's bogus. You need traffic first. If you get traffic and no offers, then you look at the price. You need to discuss what marketing tools are being used by the realtor. The realtor needs to market the house to other realtors. They have the client and bring the client in to view the house. If the realtor is using the basic marketing, i.e., web page, MLS, they are not earning their pay.

I had a similar situation. My home was in Lexington, New York and I had listed the property with a broker in Long Island thinking that they would have more client exposure, nine months went by,10 showings and no bidders. So, I decided to list the home in E-bay. The listing was for 30 days. In 30 days, there was 3,300 viewers, 110 watchers and 12 bids. I sold the home and I'm waiting to close.
Therefore, its true that lowering price, giving a higher commission and including part closing cost can help make the sale but what does matter is the marketing. If you have not sold the house by now and you want me to help you write a write up for the house to list it in E-bay, I'll be happy to help you. |
