Having a hard time selling my house-Anyone Else?

I have been trying to sell my house for over 1 year now. anyone else here with the same problem? It is very frustrating to say the least. I am paying 2 mortgage payments. I lived in the house for 10 years-it was old and needed remodeling. 2 yrs ago my husband had a great job making great money and we always wanted a house farther out in the country so we found a house we fell in love with and bought it. We thought hey we will finish remodeling it while it is empty. So we finished gutting and redoing the entire house..new kitchen, new bath, new hard wood floors, new electrical panel, freshly painted, new tiles flooring, new carpet, new everything...etc...it took us a year to do it but we did it and it has been on the market for 1 year now. We had a woman look at the house, she looked at it for hours, came back 2 times with the family and everything. Thought for sure she would buy it. A house next door went up for auction after that, smaller house, 1 bedroom, septic did not pass to boot and she paid $98,500 for it. I was floored. We were only asking $94,000 for our house and our well and septic have passed. I dont get it! We lowered the price now to $89,900. or $89,500...whatever my husband changed it too. We seriously can not sell the house for any lower because we took all the equity out to buy the one we have now so were are in a finiancial mess. We did rent it out to my sister and her bf last year, they loved it and wanted to buy it...lived there one month and broke up and both moved out. We cancelled our contract with the realtor because my sister and her bf were going to buy it but wham- did not happen. so we tried to sell it ourselves.- did not happen so now we have it relisted with a realtor again. Our contract is up next month and we may have to rent it out again and believe me that process scares me. anyone else going thourgh this that also wishes to vent? give each other moral support? I never thought we would have such a problem and believe me i know all about the banks and how the housing market is but to be honest houses have sold all around us in the past year so the market must not be too bad. I dont know what to do. We have had tons of people look at it. We did not do this to make money believe me....I was willing to sell as is when we moved but my husband was the one who wanted to finish it..I feel like taking out and destroying everything we did, maybe it would sell then........Here is another thing I dont get....A house near where we live now recently went up for sale and sold in 30 days. It was full of black mold, floor and basement caving in, bad bad shape, asking price $98,000...I know it sold for a few thousand less but not by much..I dont get it...people dont want a brand new move in condition home anymore? I am sorry for the long vent here I am so frustrated and I guess needed someone to talk to about it. I just feel like I am going to be stuck with this house forever, it does not want to let us go. I keep joking with my husband that it has not sold because its haunted. anyways Please be nice to me here! Anyone want to see what it looks like....go to remax.com..enter Berlin Center, Ohio 44401 and go to the 5th or 6th page...Its now $89,900. or $89,500..yellow house with a big tree in the front, you can take a virtual tour and see the back of the house and inside...maybe you can tell me whats wrong with it...yes 2 bed room- cant change that. only 0.39 acre- cant change that either. Hello. I would like to let you know that your situation is not isolated. I tried viewing the Remax site but their were no pictures available.
I am a mortgage broker who helps peole buy or refinance in Florida. Maybe some things I have seen work well here may help you.
The first part is to know who you are selling to. Most people looking in the home market have very little saving or cashon hand. This means many people can not afford closing costs. Here is your first opportunity. Closing cost are usually around 3 percent of the loan amount and Fannie Mae Loans ( usually the most competitive rates) allows you the seller to contribute up to 3% of the contracted sales price. There are other programs that will allow 6% but are limited to buyers earning less than your counties median income. By offering these you may have more viewings.
The second option is a little harder to swallow, however it takes understanding human nature and realtor contracts. There are fundamentally two realtors in your transaction. The sellers agent and the buyers agent. Your sellers agent will have only so many potential clients and he is limited. The opportunity is in all the others who you want to show your house. I you had 6% being split on an 89K home, that means each side make about $2670. However, if you make it a little more lucrative for the buyers agent by offering 4% ( a total of 7). Then, the commision becomes 3560. This may seem pricey but many realtors still split their commissions with their Broker or boss. Again, in times where there is not a lot of buyers and a lot of inventory you as the seller need to entice buyers and realtors to want to show your home. I hope this helps.

Thanks for the information, I really appreciate it. I sent you an email from remax so hopefully you will be able to see what the house looks like. All I did was enter www.Remax.com in the search and the site comes up and you have to enter the city and state of what your looking for then the photos will come up. Its on the 6th page. it worked for me anyways....I will talk to my husband about your ideas. The major problem is we owe more on the house than what we are selling it for. We had to take out a small loan on our house to pay off some bills and have $10,000 to pay off the remainder of the house...no matter what we do were are in a major finiancial mess....which to be honest I never thought we would ever be in. Because before we decided to move we were fine so I blame myself because I was the one who wanted to move so bad. After we bought this house 2 years ago we have had one bad thing happen after another. I had to have 2 major operations, I had 2 operations in a year and thats with no health ins...then my husband lost his job. So its been a combination of all kinds of things...But I know life throws ya some hard curves and I want to think positive I really do. But as far as the house is conerned its very discouraging to say the least. I feel we have done everything we can do at this point. The finiancial strain has caused us to fight with each other so much but I will not give up. I have a job interview today and I feel really good about it. So at least I am going to contribute in whatever way I can in that respect. I just dont see us being able to pay for any closing costs...its impossible. I just feel that we will have to rent it out for awhile, until the market goes back up again. My dad is always Mr.Positive and he is always telling me, : Life can be hard, thats how life is and you just have to get through it, this will pass"...I have been feeling very negative lately and the past few days I said to myself, Enough negativity! I am in trying to sell 81 acres with a 3000 square for rancher pooled and several outbuildings for about a year now myself

wow thats alot of land and alot of house..sounds beautiful!!! I Cant believe its still for sale too. I think its going to take a long time for the market to change..I really do blame all the mortage companies for all of the forclosures and the fact no-one can get a loan to buy a house or even a car these days. Alot of people are blaming people themselves they say its their own fault they are in a mess cause people bought things they could not afford..I dont believe that. I hope it changes soon. If this is your house : W 15951 Akron Canfield Rd

There are a couple things that stood out to me.

The lighting in the kitchen/island looks like a pair of cheap lights from Lowes. These scream cheap and make me wonder what other corners you tried to cut.

The kitchen and dining look too sterile. Look at some kitchen magazines and try to copy a nice kitchen as far as paint and window treatments go.

My first thought when I see three chairs at a dining table is where is the missing chair. You want people looking at the room not looking for the missing chair.

The pink shower curtain is just ugly. Change it out for a color suited to both male and female buyers.

The pic of the room with beet colored carpet needs help as well. It is a very poor color choice, in my opinion. If you cannot afford to replace it try to find an area rug that has some of that color in it, but mainly neutrals. You want to tone down the carpet one way or another.

My next comments are concerning the deck. It looks old ans weathered. You need to stain it to make it look newer. Currently it is making your house look old. You should also consider a little landscaping to cover the front of the deck where you can see under it or just close it with lattice or something.

Finally, paint the barn/shed trim pieces. It just looks really boring all one color.

.........Even after all this, you may be forced to rent this house out for a while. The market is going to take at least several years to recover from this predatory lending induced recession.

Remember that a staged house will sell faster than an empty one. People can see themselves living there more easily if the house is somewhat furnished. At the very least, you should install window treatments.

Yes that is my house....Well All the furniture/ shower curtain/ dining room table/ Island, it was my sisters and the house is completely empty now. Well the light fixtures in the kitchen were not cheap. I can not afford to replace the carpet in the bedroom, i cant afford to do anything else to it as a matter of fact. I agree that that the deck does need staining. We painted the kitchen and sunroom neutral colors cause from all the shows I have watched on tv, thats what they said to do. We did not do anything cheap or cut corners..we gutted the entire house. My husband is a professional carpenter and he would be appalled of the sugesstion that we cut corners. We put $6,000 in the bathroom alone. We showed it when it was empty and also when my sister was living there when it was furnished. I will take into consideration as to what you have said. If all it takes is to repaint again I can try to do that. I do agree that the kitchen lights are ugly but my husband is the one who picked them out. I was thinking about what you said and you may have some good point but at the same time I am in a finiancial mess...I do dont have the finiancial means to redo what has already been done. We owe more on the house than we are selling it for. After we make 2 house payments we are broke beyond broke. No matter what color we painted it someone will probubly change the paint color anyways. If they dont like the bedroom carpet they can change it. I am emotional stressed out and emotionally done with that house. I cant take anymore hits! If all it took to sell it was to repaint again and replace a bedroom carpet I would but I cant. I cant afford to pay anyone to stage my house either! I am lucky to get food on the table! I am emotional done to the point I am having anxiety attacks!

I really feel for you. Seems like one of those "when it rains it pours" times.

One more thought, maybe 3: If you rent out this property, it will free up some money and potentially ease your emotional stress. Even if the rent did not cover the mortgage on it, it would still cut your costs. This would give you time for the markets to calm down and possibly some time and money to consider improvements.

If you don't rent, at the very least consider staining the deck. It directly effects curb appeal and the first impression of the house. Deck stain costs about $20 a gallon and will probably give you the most bang for the buck..............unless it is a back porch deck. This is the only entrance shown in any of the pics so I am assuming that this is the front door.

......anyways, I wish you the best of luck and hope it works out. At the very least you could consider talking to a property management company. It might be easier to let someone else manage the property as a rental. They could do background checks and all that good stuff.

Someone mentioned increasing the sales commission from 6% to 7%. The idea behind this is that if realtors know that they will make more money selling your house than selling a different one they will take more potential buyers to see your house. This is not necessarily a bad idea. But ultimately the best way for you to profit from this house it to hold on to it and sell it later. Easier said than done though.

If all it took to sell it was to repaint again and replace a bedroom carpet I would but I cant. I cant afford to pay anyone to stage my house either! I am lucky to get food on the table! I am emotional done to the point I am having anxiety attacks!


I really feel for you. Seems like one of those "when it rains it pours" times.

One more thought, maybe 3: If you rent out this property, it will free up some money and potentially ease your emotional stress. Even if the rent did not cover the mortgage on it, it would still cut your costs. This would give you time for the markets to calm down and possibly some time and money to consider improvements.

If you don't rent, at the very least consider staining the deck. It directly effects curb appeal and the first impression of the house. Deck stain costs about $20 a gallon and will probably give you the most bang for the buck..............unless it is a back porch deck. This is the only entrance shown in any of the pics so I am assuming that this is the front door.

......anyways, I wish you the best of luck and hope it works out. At the very least you could consider talking to a property management company. It might be easier to let someone else manage the property as a rental. They could do background checks and all that good stuff.

Someone mentioned increasing the sales commission from 6% to 7%. The idea behind this is that if realtors know that they will make more money selling your house than selling a different one they will take more potential buyers to see your house. This is not necessarily a bad idea. But ultimately the best way for you to profit from this house it to hold on to it and sell it later. Easier said than done though.


Yes when it rains it pours. The deck is on the rear if the house. The commission is already 6 or 7% with the realtor. He is having an open house this sunday so I pray it goes well.
Yes we have been down the rental road already when we rented it to my sister and her bf. That situation lasted 1 month but after she moved out she paid the rent for an additional 5 months. My husband is really worried about renting again- my sister took care of the house but my husband is worried that whoever rents it will destroy it. We have heard rental horror stories from friends but I mentioned to him that he can do a walk through once a month. If the house doesnt sell by the time our realtor agreement is up next month I will check into a property management company- thats a great idea...How do I find one of those?
I do agree the rear deck needs staining and I told my husband last night if we still have this house next spring that it would be a good idea to do so.
We had a lady who wanted to buy the house and she could not get a loan because she had such bad credit. We almost did a rent to own type deal but considering her past rental history and bad credit we did not feel she was the right person to do that with.
I pray the open house goes well. I know all it is going to take is the right person. Thanks again for your advice! appreciate it!
