Did you have a hard time renting it out? How is it working out for you so far?? good? Are you nervous about it? Are you doing a walk though every month? I hope everything is going great for you! Hello,
After just purchasing a home, for curiosity I looked at your home. I do have a few suggestions that you might want to think about.
First is the listing. For the basement it is listed: Full, partial. It can't be both. The exterior is; back, deck, front. How confusing. Of course the house has a back and a front. Also what is an aeration system? As a home buyer, I would check the listing first to see if I was interested in what the house offered. If the listing was bad, I skipped the listing. Perhaps you need to speak to the listing agent and state more clearly about the house.
As I looked at the pictures, in general the house was very nice. A few things though perhaps you could do. A table setting would make the room much more inviting. A table cloth if possible of neutral color with place settings. The house needs to look lived in. Its a little cold. Even mismatched dishes and an artificial plant will help. The window needs help. A valance at least and what is beside the toilet(can't really tell what it is) can be moved into the eating area. The bathroom picture minus the stand by the toilet is ok except for the shower curtain as already suggested. How about opening the towels and hanging a few. Add a pretty candle on the vanity area. You need the warmth and comfort of a home which this one lacks. Flea market finds will keep the price down but make a huge difference. The deck, well, if you can't do anything with it as far as some type of finish coating, then again it needs personal touches. Mind you, not overdone. A few plants, a planter box, something inviting in to this area.
Please keep in mind, that some people can not envision a house without personal touches already being in the house to give them an idea of what it can be for them. Garage sale finds and flea market finds would help tremendously to dress it up a little.
If I was an interested buyer my first concern would be the tree. I would have to consider the price of removing it for fear that it would land in the house. A costly consideration. And I don't mean to be rude, but is the deck the front of the house? If it is, that's exactly what I mean, you can't tell.
You have a lovely home, it just needs a little help to add an inviting atmosphere.

MY SITUATION WAS NOT EXACTLY THE SAME BUT I WAS IN A BAD SITUATION. I OWNED A DOUBLE WIDE MOBILE HOME AND THE LOT IT WAS SET UP ON. SINCE THE PROPERTY THAT THE LOT WAS LOCATED HAPPENED TO BE THE ONLY LOCATION IN VIRGINIA BEACH THAT YOU COULD OWN A LOT FOR A MOBLE HOME IT MADE IT QUITE VALUABLE. WHEN WE MOVED INTO A HOUSE THE PROBLEM WAS THAT THE HOME WAS OVER 25 YEARS OLD AND EVEN THOUGH IT WAS WELL KEPT UP THE BANKS HAD A POLICY OF NOT FINANCING ANY MOBILE HOMES OLDER THEN 25 YEARS. SO EVEN THOUGH WE HAD POTENTIAL BUYERS THAT WERE INTERESTED THEY COULD NOT GET FINANCING. THATS WHEN I EXPLORED AND LEARNED ABOUT RENT TO OWN. AS SOON AS I POSTED THE PROPERTY AS RENT TO OWN WITH NO DOWN PAYMENT OR CLOSING COSTS INVOLVED THE PHONE DID NOT STOP RINGING. I DID CHARGE FIRST AND LAST MONTH RENT AND A SUBSTANTIAL SECURITY DEPOSIT TO ENSURE THE PROPERTY WAS KEPT UP PROPERLY. IT WAS WRITEN IN THE LEASE THAT AT ANY TIME THE RENTER COULD COME UP WITH BALANCE THAT SECURITY DEPOSIT AND LAST MONTHS RENT WENT TOWARD THE PAYMENT OF THE PROPERTY. OUT OF THE RENT YOU COLLECT A PORTION SET BY YOU GOES TOWARD THE PURCHASE SHOULD THE PERSON STAY THE TERM. JUST AS AN EXAMPLE IF YOU CHARGED 1,000 RENT FOR PROPERTY THAT YOU WERE SELLING FOR 200,000 AND YOU SET A 50 PERCENT TOWARD PURCHASE IF THE RENTER AFTER STAYING TWO YEARS (24) MONTHS CAME UP WITH BALANCE HE WOULD OWE YOU 200,000 -(24 X 500)=12,000 FOR A TOTAL OF 188,000. IT WAS WRITTEN IN THE LEASE SINCE HE WAS A POTENTAL BUYER VICE RENTER HE HAD THE FULL MAINTANCE RESPONSIBLITY FOR THE PROPERTY BUT SHOULD HE DECIDE TO LEAVE BEFORE PURCHASING HE JUST REVERTED BACK TO A RENTER AND NO EQUITY COMMING. ..IT WORKED GREAT FOR ME BUT JUST A THOUGHT...

Hang in there, it will sell with the right financing.

Have you tried offering Creative Financing ? In some markets, its the ONLY way to get a house sold. These creative methods include:

Owner Financing
Take Over Payments
Short Sale

The most common mistakes a lot of people make when selling a property is color and space, never paint a house the colors you like if you are planning on selling a property, just because you think a radiant color looks nice in a room, another might think it looks ghastly, then they are not looking at just the price of the house they are looking at how much it is going to cost them to redecorate, when selling a house all rooms should be a neutral color, ie white or very light tan, also you need to make rooms look bigger and more appealing, in the living room and hallway put up a nice size mirror , clear any clutter both in the house and outside the house, appearance is everything, in many cases you dont need to lower the price of the house to sell it, you need to just follow these rules. if you need any other free friendly advice you can email me I will be happy to help you bencanfixit@yahoo.com

I know exactly how you feel! My wife and I built a 4900sq ft rambler w/indoor pool about 10 years ago and thought it would be our retirement home. No stairs, wide halls walk in shower.
Well after all the kids are gone and we mow the three acres and keep the house clean we decided to downsize. We bought a lot and put the home up for sale. That was two years ago. At the same time we used the equity in our existing home to start building the small house. Our budget was set up figuring a 1 year window to get the house sold. We now are still paying an exorbitant mortgage and have stopped construction on the new house. We have reduced the price from $750,000 to a rock bottom $400,000. We have had lookers at every price range it has been in but cannot get any buyers to commit. A lot of them say they love it but they have not purchased any thing else either. I know if we can hang in there for the long haul we can get our money, but it drives my wife crazy and is a real source of stress. Good luck and I hope it sells soon.

wow thats alot of land and alot of house..sounds beautiful!!! I Cant believe its still for sale too. I think its going to take a long time for the market to change..I really do blame all the mortage companies for all of the forclosures and the fact no-one can get a loan to buy a house or even a car these days. Alot of people are blaming people themselves they say its their own fault they are in a mess cause people bought things they could not afford..I dont believe that. I hope it changes soon.
