Buyers and custom homes vs. track homes

It still amazes me that buyers still continue to want the mega home with 6,000 sq ft. but no real design or amenities. I'm trying to sell a custom home with less than 5,000 sq ft with hand-finished floors, upgraded this and that, with a trex deck/covered porch with an in-ground pool, multiple wet bars, etc., the list goes on and on. But I'm losing them to homes $150K+ more with a little over 1,000 sq ft more. These poor folks will spend the next 5 years and over that dollar amount to get what this home has now. Amazing. Need to figure out how to get them in the door first.

Hi there. Unfortunately alot of people look at square feet instead of quality! The right buyer will come along and appreciate the quality and uniqueness of your home. This is a tough market right now with over 8000 homes on the market........hang in there. I am a realtor here in Greenville please call me if you need assistance.

My son in law is a used car salesman and he does a great job. His motto is "There's an a-- for every seat". My husband and I have sold many houses, we're not realtors, we just enjoy renovating ourselves, the kids are gone and we're doing our dream job. We've been on the buying side and we've been on the selling side. There is a buyer for your home, just don't sell yourself short and for sure don't believe all the garbage that the lookers tell you. I've found if someone is telling you how much your house has wrong with it and they want to get the price down thousands and thousands of dollars, they just can't afford it. They want it tho. Now, I ask myself, why, if it's just not worth what you're asking and there's so much wrong with it! Down the road a bit a buyer with the bucks WILL come along. I've had people offer me less than I paid, why? Because they CANNOT afford what I have! Just had this happen to me....someone wanted my lake cottage, preceded to throw out a number I might have come close to, came back a couple days later, 1/2 the number they said before and all the reasons my house was worth so much less.......the real reason........they had NO money! Stick to your guns! When the right buyer (serious buyer) comes along, he'll have the $$$$ and be reasonable. Things may have dropped, but you'll always have the "crazies" trying to get more than they can afford at YOUR expense! Hang in there! It could be tomorrow!

I haven't seen your home, but as a real estate investor and realtor for over thirty years I can tell you that a lot of my clients by pass homes that have TOO MANY upgrades. Some people want to pick their own colors, carpets, counter tops, cabinets, etc. When they see a home that has all the upgrades, they feel they are "STUCK" with options they had no input in. Your upgrades are probably great for your taste, but sometimes people just want to have their own input into a brand new home.

It's just an observation I have from years of experience. Hopefully it is not taken negatively as it is meant only on my observations and nothing more.
