We leased our home in FL with a written agreement to close on it with in two years for the balance of the mortgage so we could move closer to my husband's work in AL. We tried to sell outright and could not.
Now the problem is we got a call last week that the people in in are separating, moving out and then going their separate ways. We are not in foreclosure but were behind on payments with mortgage company when we couldn't sell. There is an agreement in place with them but when they find out the people are backing out and we can't afford it we are screwed. What really stinks is it is with somebody my husband works with.
My question is do any of you know of anyone who buys home like this on sort notice even if we would let it go for what is owed on it?
Secondly, we are tying to deal with this while looking for a house up here for rent or lease with option. We are afraid we are so screwed. We had wanted to buy and had found a home that is a foreclosure in our area to either fix and live in or fix and sell to finally get ahead again and now we'll never be able to pull it off. Our debt is our responsibility and we can blame that on anyone but we finally thought we were getting back on our feet. My husband is a full time truck driver and the cost of gas has hit many people hard including those who depend on it to earn a living.
Our other thought is is to see if we can find investors to work with to where we find the homes for them and get paid a fee for a second income. Any suggestions? I figure sitting around feeling sorry for ourselves is not gong to do any good.

| I read your vent and feel sorry for you. We have been in the same house since 1991 ( we did rent it out and had someone leave before the lease was up and if it wasn't for our large tax return that year we would of been in big trouble). I know the feeling. The best I can do is pray for you and I will (I'm a Christian and have seen many answered prayers and miracles and you need one) Let me know if things change for the better. Also I ran across a buyer who buys homes in my area (Washington State) not sure if in yours tel # 1-800-457-9374 They are the kind of company who will not give you much, ??. I was showing my husband your story and then we were looking at others and saw something about section 8, that is a government agency like HUD who pay the rent for people who are on section 8. It is a sure way of getting paid because the government pays you, not the renters (sometimes tenants pay a small portion) It can be a disabled person or elderly or just low income person who qualifies. If interested in renting your home that way contact the government agency HUD in the area of your home and they inspect your house and put you on a list and you get to choose a acceptable tenant. It's worth a try or you could just hire a rental service to rent out your house which charges you one months rent a year if they rent it for you. I know the best thing is to sell it, but you might want to wait it out because of the market and hopefully things will get better. I have 2 nieces who are realtors and one is in Calif, where there is a real slow market. Me and my husband went to school to get our real estate license after we finished the class we had a major car accident that almost killed my husband and we never took the class ( he survived, thank God and we got back on our feet-we are not rich but own a home and have a nice life-he is retired now,but God really did alot of miracles for us, to get us to the place we are now, so I know you will be ok, if you trust the Lord-Jesus and pray.) We have bought and sold houses on our own and fixed up some, the house we are in now we bought sight unseen when it was under contruction and finished it ourselves ( we had to do alot of work and hired out the stuff we couldn't do) but it is so much nicer to get into a new house then a old fixer upper. If you find a piece of land -cheap and can somehow be your own contractor you can make some money that way (when you sell the house) of course all this takes money, timing, guts, and a little know how and alot of hard work. What part of Florida is your place?? Is it near Lakeland?? We are thinking of sinding our daughter to a Christian College there that is why I was on that site. We may rent out our house here in Washington and move to that area while she is in school, we are thinking about doing that. |

The home is in Casselberry area of Seminole County. It is a 4/2 with a split plan. I do have pictures that I can send. We are going to sell it for the mortgage balance only other than making sure closing costs are addressed.

Yes, the house is maybe an hour away from Lakeland depending on time of day and roadways you take. In either way it would probably be a piece of cake compared to the Capital Beltway. Are you talking about Florida Southern? I have heard of that.
I have pictures that I can send you if you are interested. It's a 4/2 with a split plan w/Master Bedroom Suite. In the last year, we have painted, re carpeted, and done some landscaping. It's in a nice development of about 52 homes and is near A+ schools, shopping, and medical sources if need be.

I feel your pain believe me. It took us 3 years to sell our house. We were going to do a rent to own with one person but the realtor told us even after the agreement is up they could still walk away, so we declined that offer. How legally binding a lease to own is? , you will have to talk to a lawyer about that. We had many rent offers and rent to own offers but we stuck it out and waited for the right person that would buy it out right. It was hell believe me. paying 2 mortgages, utilities, etc,,I dont know how we managed to do it for 3 years. We are still finiancially screwed, we had to pay $22,000 to pay off the remainding balance after they guy bought our house last minth. That doesnt include all the money we lost over a 3 year period. We checked into people who buy houses but that was a scam. We rented it out once and that lasted for 1 month so we decided to not rent it out again but renting it out may be your only option at this time. I know in Ohio that if you were to rent to own to someone, if they leave before it us finalized, you would have to take them to court, which is costly and could take years to go to court, My advice is because I have been there is to rent it out and still have it for sale and wait for the right buyer. There really is no other options,,,I have looked into all options believe me. We almost had it forclosed on once. We were harassed by bill collectors. Call your mortgage company and explain what is going on, it is better to have them try to work with you than to have them come knocking on your door, like mind did. They can drop the interest rates for a few months till it is sold or they can do a quick sale but you need a realtor for that. My other advice is to not go through a realtor. We went through 3 of them, they did nothing at all. We sold our house ourselves the day after our last realtors contract ended, so we got lucky. You can also auction it off. Whatever it is you owe on it, getting rid of it by an auction or lowering the price to get rid of it may be the only option, you have already taken a loss and even if it sells you will still take a loss no matter what but having it gone will be a relief. Were paying $22,000 instead of $104,000....were less screwed than we were. I am just glad to be rid of mine. It was a hellish 3 years but when we signed those papers and it was finally gone, I felt like I could breath again, no more panic attacks and stressing out 24/7. If youhave stuck it out this long, rent it out till the right buyer comes along. sitting around feeling sorry for yourself isnt going to do any good. Alot of people in this world are going through the same hell. I have seen alot of sold signs around my area these past few months so that is a good sign that people are starting to buy. Do whatever you can to stop thinking about it cause it will only drive you nuts. I went through all the ups and downs of emotions. It was a rollercoaster ride I do not ever want to get on again. The problem of why it took so long to sell our house was that it was a 2 BR. They are a hard sell. We completely remodeled it and that didnt even matter until we got the right buyer, who fell in love with it and didnt mind it being a 2BR. Stick in there, try to think positive and keep trying to sell it. Lower the price, rent it out, auction it off, do whatever it is you have to do to not have to make that payment. We looked into finding investors but found nothing but people who wanted to buy it for as little as possible so they could sell it to make a profit. Good luck to you! |
